99 Bishopsgate demonstrates how a progressive, contemporary tall office building can, through a collaborative planning process, be sensitively integrated within the historic context of the City of London, while responding to City occupier demands. Developed through a planning led approach, the scheme prioritises heritage significance, townscape character and public benefit. Environmental performance is enhanced through the retention of the existing raft foundation, preserving approximately 48% of the original building’s embodied carbon by mass. The design carefully addresses scale, form, materiality and a transformed welcoming and inclusive public realm with new public routes and a refined contribution to the skyline above.
