Executive summary from entrant:Dorchester Living’s masterplan for the former RAF Upper Heyford airbase exemplifies how strategic planning can deliver lasting social, economic and environmental benefits. Transforming a major brownfield site, it will deliver up to 9,000 homes, including 2,700 affordable, alongside assisted living and key worker housing to address urgent local needs. Schools, community facilities and employment space will support a self-sufficient new town and create up to 5,000 jobs. With 60% green infrastructure, 10% biodiversity net gain and an ambition to become the UK’s first energy-surplus town, the plan sets a new benchmark for sustainable placemaking. Heyford Park has also been recognised by the UK Government’s New Towns Taskforce as one of the new towns to be delivered across the UK, with capacity to deliver over 13,000 new homes.
